Our team leader and my mentor Audrey Ross is Vice President of Compass Florida and has listed and sold over $1 billion dollars of real estate during her 35+ year career. I compiled a list of some useful tips when considering buying or selling your home

Buyers

Build your savings before you start looking

Build your credit score

Research your mortgage loan options

Know what you qualify for BEFORE you start home shopping

Know the difference between pre-qualification and pre-approval

Be prepared for closing costs, and buyer's out of pocket responsibilities such as inspection and appraisal costs

If you are paying cash, always do an inspection and attend the inspection with your realtor

Since most inspections don't include things like mold, pool pumps, septic tanks, plumbing pipes / stacks, consider paying extra for these to be inspected

Don't focus on minor cosmetic details

Always work with an experienced Realtor

Be aware of the flood zone status

Pay for an inspection up front --this gives the buyer more confidence in submitting their best offer and reduces chances of the sale falling through

Boost your curb appeal, install colorful plants, paint the front door and/or home exterior, pressure wash roof tiles, walkways, pool decks and keep the lawn mowed and maintained

Pay a little extra for staging. If your home is going to be empty, have it staged. Homes sell 73% faster when staged. If your furniture / belongings are still in the home, DECLUTTER! Remove all papers and small items from shelving. You might even re-arrange the furniture to allow for a better flow.

Have your realtor do a CMA (comparative market analysis) of the SOLD homes within a mile from your home. This will give you a good idea of a proper list price

Make your home available for as many viewings / appointments / open houses as possible.

Allow your agent to use a professional photographer

Disclose all known issues on the seller's disclosure

Require buyers to provide an approval letter from their lender
